Beacon Application Services reworks lease in Framingham
Beacon Application Services, an integrator of Oracle software, has restructured its 6,641 square foot office lease at 959 Concord St. in Framingham through an early renewal. The landlord, Colony Real Estate, was represented by Bob Mcguire and Alison Powers of CB Richard Ellis. David Ross of CresaPartners represented Beacon Application Services. The facility at 959 Concord St. has 75,000 square feet of space, and is located off exit 13 on the Mass Pike. Beacon was established in 1990 and specializes in PeopleSoft services and applications.

Joule jumps at extra lab space in Woburn
Joule Unlimited Inc., a producer of renewable fuels from sunlight and waste CO2, has signed a lease for 7,000 square feet of lab space at 1-B Gill St., Woburn, to supplement its current headquarters location in Cambridge. Cummings Properties leasing agent Robb LaBossiere worked directly with Joule on the lease. Joule was founded in 2007 by Flagship VentureLabs. Its Helioculture platform converts sunlight and waste CO2 directly into liquid fuels in a continuous process that is not limited by costly biomass intermediates, processing, or use of precious natural resources.

Gnarus Environmental Services moves about in Waltham
Gnarus Environmental Services Corp., an environmental consulting company, has signed a lease for 7,128 square feet at 275 Wyman St. in Waltham. The firm outgrew its former location on Totten Pond Road. Represented by T3 Advisors LLC, they moved into the Hobbs Brook Office Park in January. Bob Borgman of Wyman Street Advisors represented Hobbs Brook Management.

Vasco blows in from Windy City with Marlborough office

The Boston office of Lincoln Property Co. has negotiated an 11,803-square-foot office lease on behalf of Chicago-based Vasco Data Security (Nasdaq: VDSI) in Marlborough. Vasco is focused on authentication and e-signature solutions, specializing in online accounts, identities and transactions. The company leased 11,803 square feet of office space at 293 Boston Post Road in Marlborough to accommodate continued growth and to take advantage of significant concessions being offered by landlords. Lincoln Property’s vice president Tim Latham represented the tenant, Vasco Data Security, in the transaction. Kevin Malloy, senior vice president, represented the landlord, RFP Lincoln 293 LLC.

Empirix reenlists at Bedford’s Crosby Corporate Center
McCall & Almy, a Boston-based commercial real estate brokerage and advisory firm focused on tenant representation and strategic real estate advice, negotiated a lease renewal on behalf of Empirix Inc.. Located at the Crosby Corporate Center in Bedford, Empirix occupies 51,115 square feet of office space and renewed their existing commitment, currently spanning over five years, for an additional two years. Empirix was represented by Lenny Owens of McCall & Almy, and the landlord, RREEF Asset Management, was represented by Richard Ruggiero and Torin Taylor of Cushman & Wakefield.
