Mobile Messenger renews headquarters lease in Watertown
Mobile Messenger, which offers technology and services to facilitate the marketing, distribution and monetization of digital content to mobile devices, has renewed a 20,000-sq. ft. lease for its regional headquarters at its 311 Arsenal St. office in Watertown. Mobile Messenger is based in Los Angeles.
Partner John Boyle and associate Ryan Romano of FHO Partners represented Mobile Messenger in the transaction, and Bob Doherty, vice president leasing and brokerage of The Beal Companies LLP, represented the landlord of 311 Arsenal St., the President and Fellows of Harvard College.
IBM extends lease for 67,767 sq. ft. at One Rogers St. in Cambridge
According to IBM, the Cambridge facility includes part of T.J. Watson Research Center and is home to more than 30 leading research scientists, designers and developers, including teams associated with the Collaborative User Experience (CUE) Research Group. The facility also houses the Center for Social Software, which focuses on venture research. IBM also has Massachusetts facilities in Waltham, Westford, Lexington and Littleton.
One Rogers Street is a 252,000-square-foot first class office building that adjoins One Charles Park. The building is owned by Principal Real Estate. Principal was represented by Jones Lang LaSalle senior vice president Peter Bekarian. IBM was represented by Jones Lang LaSalle executive vice president Brendan Callahan. Jones Lang LaSalle is the property manager for One Rogers and One Charles.

Monster is among four new or renewing Seaport Center tenants
Monster.com has signed a lease for its first Boston location, with the Maynard-based company taking up 28,000 sq. ft. at Seaport Center. The career-focused website will utilize the fifth floor of the property as a data center.
Monster was one of four companies that recently leased at Seaport Center, joining new lessee Interaction Associates, formerly of Cambridge, and renewing tenants Verizon Communications Inc. and innovation consultant Altran Solutions, according to The Beal Cos. LLP and Rockpoint Group LLC. Verizon’s renewal is for a 20,000-sq. ft. telecom facility.
Altran renewed its lease for 13,500 sq. ft., while collaboration specialist Interaction Associates has 10,000 sq. ft. for its local headquarters.
Jones Lang LaSalle managing director Bill Barrack and senior vice president Ben Heller served as brokers for the landlord. NAI Hunneman represented Monster, Verizon was represented by CB Richard Ellis, Altran by Grubb Ellis, and FHO Partners negotiated for Interaction Associates.

Compliance software maker Courion moves to Westborough
Framingham-based Courion Corp. has leased 24,834 sq. ft. of space at 1900 West Park Drive in Westborough for its new headquarters.
Courion, which provides governance, provisioning and compliance solutions, carried out the relocation because of “the company’s significant growth, profitability and plans for expansion. This new facility will provide Courion with the flexibility it needs for 2010 and beyond,” according to CFO Robert Cirrone.
Craig S. Johnston, senior vice president of R.W. Holmes Realty Co. Inc. represented Courion in the transaction, and Matt Giffune of Jones Lang LaSalle represented BPG Properties Ltd.

Fulcrum Research Group takes space at the Watch Factory
Market research firm Fulcrum Research Group has leased 2,503 sq. ft. of space at the Watch Factory in Waltham.
Fulcrum Research provides market research to pharmaceutical and biotechnology companies, working on engagements across product lifecycles but focusing on pre-launch products — drugs, vaccines and biologics in development.
The landlord, Berkeley Investments of Boston, was represented by Grubb & Ellis project manager Eric Ekman, vice president Steven Brooks and Dan Krysiak. Fulcrum was represented by Brendan Daly of NAI Hunneman.
