Tech services provider Merrill relocates to Lincoln St. in Boston

Merrill Corp., a provider of technology-enabled services for the financial, healthcare, real estate, legal and other corporate markets, is relocating from 101 Federal St. and Union Wharf in Boston to 179 Lincoln St. in Boston’s Leather District.

The company is consolidating two of its business groups at the new space, which it plans to occupy in August. Rick Lowe of CresaPartners, which specializes in tenant representation recently represented Merrill in its lease of 17,300 square feet in the 220,000-square-foot Lincoln St. office building. The building is in the process of getting LEED certification.


SemiLab AMC takes Billerica space

SemiLab AMC LLC, formed in March through the acquisition of Advanced Metrology Systems (AMS) and QC Solutions by Hungarian metrology company SemiLab, has entered into a five-year lease for 22,833 square feet of office and lab space at 47 Manning Road, Billerica.

SemiLab will occupy the first floor of the building and plans to move in during the summer.

Landlord KS Partners LLC was represented by Micah Stubblebine of The Stubblebine Co. Craig Johnston of R.W. Holmes Realty Company Inc. represented SemiLab AMS. Glenn Roberts and Matt Joyce, two of KS Partners’ internal leasing representatives worked closely with The Stubblebine Co. and R.W. Holmes to bring the deal together.

Chris Moore, president and CEO of SemiLab AMS, said of the transaction, “We were originally attracted to the building by the unique clean-room facilities that were available. We rented the building because we found KS Partners LLC to be straightforward to work with, and we were pleased that they listened to our needs.”

Battery maker Boston-Power expands in Westborough
Boston-Power Inc., a provider of next-generation lithium-ion batteries, expanded operations at 2200 West Park Drive in Westborough.

David Ross and Barry Dube of tenant representation firm CresaPartners in Boston represented Boston-Power in a lease of 20,519 square feet at 2200 West Park Drive. The 75,000-square-foot building is part of a 12-building, master-planned park.

CresaPartners also handled project management for Boston-Power, including space planning, vendor contracts, and coordinating construction and furniture.

The landlord, KS Partners LLC, was represented by Bob McGuire of CB Richard Ellis.

Air and noise consultant signs on at Hobbs Brook in Waltham
Suburban Boston office space developer and manager Hobbs Brook Management LLC has announced that Tech Environmental Inc. recently signed a lease for Hobbs Brook Office Park in Waltham.

Tech Environmental, an air quality and noise consultant, has taken 3,000 square feet of space in 303 Wyman St., moving into its offices in May. Formerly located on Trapelo Road in Waltham, Tech Environmental said it chose Hobbs Brook Office Park for its proximity to Route 128/95 and the park amenities.

Majestic Construction Inc. of North Attleboro was the construction manager for the tenant fit-out.
 
Honeywell division extends lease for 15,000 sq. ft. in Woburn
Ademco Distribution Inc., a division of Honeywell International Inc. and a global distributor of security, fire, sound and low-voltage products, extended its lease for nearly 15,000 square feet at 78 Olympia Ave. in Woburn. The building, located near the intersection of Interstates 93 and I-95/Route 128, is owned by Cummings Foundation Inc. and managed by Cummings Properties LLC.

Melville, N.Y.-based ADI is a provider to more than 80,000 installer contractors. The Woburn location includes alarm systems and alarm system components, access control and CCTV components as well as sound and communications equipment. The space includes offices and a 5,000-square-foot warehouse.

Derek Russell, Cummings Properties’ leasing/property manager, Russell represented Cummings Properties in the lease transaction while ADI was represented by Neil Schorr, president of the N.Y.-based Realty Insight Group in its search for space and lease negotiations.
